Renting a guest house room by room and as a whole, without double bookings

If you sell rooms separately and the whole property on another listing, the two must block each other. Otherwise a guest can book the entire property while one room is already occupied.

The rule you need

• A booking of the whole property blocks every room.
• A booking of a single room blocks the whole property, while leaving the other rooms on sale.

Why a plain iCal link is not enough

An iCal link connects two calendars and nothing more: it has no idea that a room belongs to a property. Link all your listings to each other and a single room booking will close every other room too — and you will lose sellable nights.

So you need a tool that understands the hierarchy: the property on one side, its rooms on the other, and the rule that binds them.

Setting it up, step by step

1. Create the property with the Guest house / hotel type, or group your existing rooms under one property.
2. Connect each platform’s link to the room concerned, never to the property.
3. Connect the whole-property listing to the property itself.
4. Import each room’s export link into its platforms, and the property’s link into the whole-property listing.

The rule then applies on its own, in both directions.

Counting your units

A unit is a room that can be rented separately, or a property without rooms such as an apartment or a villa. A seven-room guest house therefore counts as seven units, and the whole-property listing consumes none on top.
